Rental Rates

The rental fee is collected in full at the time of booking. A $250.00 authorization hold is placed on the customer’s payment method at booking to cover the dump fee and any applicable additional charges. Following pickup and disposal, the actual scale ticket amount is captured from the hold and the remaining balance is released automatically. If total charges exceed the $250.00 hold, the difference will be captured from the same payment method on file. See Exhibit A — Disposal Fee Schedule for current rate reference.

Terms and Conditions

1. Service Model

RJ Site Pros provides full-service dump trailer rentals. The customer does not tow, transport, or operate the trailer at any time. RJ Site Pros is solely responsible for all delivery, pickup, transport, and disposal. The customer’s sole responsibility is loading the trailer with permitted materials during the rental period.

2. Delivery and Pickup

Delivery and pickup are scheduled at the time of booking as part of RJ Site Pros’ daily logistics planning. The customer must ensure clear, unobstructed access to the trailer at the scheduled pickup time. If RJ Site Pros arrives for pickup and cannot access the trailer due to obstruction, locked gates, vehicles blocking access, or any other customer-caused condition, a $75.00 return trip fee will be charged to the payment method on file and a new pickup time will be scheduled.

3. Rental Period

The rental period begins at the time of drop-off and ends at the scheduled pickup time. Customers requiring additional days beyond the booked period must contact RJ Site Pros before the scheduled pickup time. Additional days are billed at $50.00 per day and are subject to trailer availability. Trailers not ready for pickup at the scheduled time due to customer delay may incur additional daily charges at the standard rate.

4. Permitted and Prohibited Materials

The following materials are accepted:

• Household junk and furniture
• Yard waste and debris
• Renovation and construction debris including wood, drywall, flooring, and fixtures
• Small household appliances and consumer electronics (excluding major Freon-containing appliances such as refrigerators and AC units, or bulk e-waste such as CRT televisions, unless pre-approved in writing by RJ Site Pros)
• Roofing materials including shingles and felt on standard loads

The following materials require prior written approval before booking:

• Concrete, brick, block, and masonry
• Asphalt
• Dirt, sand, and soil
• Rock and gravel

The following materials are strictly prohibited under all circumstances:

• Hazardous waste of any kind
• Paints, oils, solvents, and liquids of any kind
• Propane tanks and compressed gas containers
• Tires
• Liquid waste
• Biological or infectious waste
• Radioactive materials
• Explosives
• Gasoline, fuel oil, or flammable liquids
• Any material prohibited by the applicable solid waste disposal facility

If prohibited materials are discovered in the trailer at the time of disposal, the customer’s payment method on file will be immediately charged for any Special Handling Fees assessed by the disposal facility, plus any fines, penalties, or additional disposal costs levied as a result. RJ Site Pros reserves the right to return prohibited items to the customer’s property at the customer’s expense.

5. Weight Limit and Overweight Procedure

The trailer has a manufacturer-rated maximum cargo weight that must not be exceeded regardless of material type. The customer is responsible for ensuring their load does not exceed this limit. If RJ Site Pros arrives for pickup and determines the load is overweight for safe transport, RJ Site Pros will not hook up the trailer. The customer will be responsible for removing sufficient material to bring the load within the rated capacity before pickup can proceed. A $75.00 return trip fee will be charged to the payment method on file for any required second pickup attempt. RJ Site Pros is not responsible for any damage to the trailer or equipment resulting from customer overloading.

6. Dump Fee and Payment Authorization

Dump fees are not included in the rental rate. Following pickup, RJ Site Pros will transport the trailer to the appropriate solid waste disposal facility. The actual disposal fee charged at the scale is passed through to the customer at cost with no markup. Current disposal rates are provided in Exhibit A attached to this agreement. Rates are set by the disposal facility and are subject to change; the actual scale ticket is always the governing amount regardless of the rate listed in Exhibit A.

The customer acknowledges that rain and standing water can significantly increase the weight of porous materials such as drywall, wood, soil, carpet, and yard waste. RJ Site Pros is not responsible for weight increases caused by weather or precipitation during the rental period. The customer is fully responsible for the final scale weight ticket and the resulting dump fee regardless of weather conditions during the rental period.

By completing booking and providing a payment method, the customer authorizes RJ Site Pros to:

• Place a $250.00 authorization hold on the provided payment method at the time of booking
• Capture the actual dump fee amount from that hold following trailer pickup and disposal
• Capture any additional charges authorized under this agreement from the same payment method on file, including but not limited to return trip fees, prohibited material handling fees, damage assessments, and overweight surcharges

If total charges are less than the $250.00 hold, the remaining balance is released automatically by the payment processor within 3 to 5 business days. If total charges exceed the $250.00 hold, the difference will be captured from the same payment method on file. Past due balances not resolved within 5 business days will accrue interest at 1.5% per month and the customer agrees to pay all reasonable attorney fees, court costs, and collection expenses incurred in recovering the balance.

7. Cancellation Policy

Cancellations made more than 48 hours prior to the scheduled drop-off time will receive a full refund of the rental fee and release of the deposit hold. Cancellations made within 48 hours of the scheduled drop-off time are non-refundable regardless of reason, including cancellations made while RJ Site Pros is in transit to the delivery address. All rentals are fully non-refundable once the trailer has been delivered. Cancellation requests must be submitted by phone or email to (727) 293-4156 or help@rjsitepros.com.

8. Early Return

Pickup is scheduled at the time of booking as part of RJ Site Pros’ daily logistics planning. Early pickup requests are subject to scheduling availability and cannot be guaranteed. Early pickup does not qualify for a partial refund of the rental fee regardless of availability.

9. Driveway, Surface, and Property Access

The customer agrees to provide clear, unobstructed vehicle access to the delivery location at all scheduled drop-off and pickup times. RJ Site Pros will use reasonable care during delivery and pickup to minimize impact on driveways, curbs, pavement, and surrounding surfaces. However, the customer agrees to defend, indemnify, and hold harmless RJ Site Pros, its owners, employees, and agents against any claims or damage caused by delivery or pickup vehicles to pavement, curbs, driveways, lawns, landscaping, underground utilities, irrigation and sprinkler heads, water meters, cleanout caps, decorative pavers, and shallow-buried lines near the edges of the driveway surface, or any other driving surface or service area.

Customers requesting trailer placement on a lawn, soft ground, or any non-standard surface acknowledge that RJ Site Pros has notified them of this hold-harmless policy. By confirming the placement location at the time of booking or delivery, the customer accepts full responsibility for any resulting property damage including but not limited to damage to underground water, sewer, or electrical lines.

10. Service Area

RJ Site Pros provides delivery and pickup service within our standard service area including St. Petersburg, Clearwater, Largo, Safety Harbor, Oldsmar, Pinellas Park, Seminole, Belleair, Indian Rocks Beach, Redington Shores, Madeira Beach, Lealman, Treasure Island, Gulfport, St. Pete Beach, and surrounding areas. Deliveries outside this area are subject to availability and may incur an additional delivery fee. Confirm service availability at your address prior to booking.

11. Damage and Customer Liability

The customer is responsible for any damage to the trailer occurring during the rental period while the trailer is on the customer’s property. Normal wear and tear is expected and will not be charged. Damage caused by misuse, overloading, improper loading, fire, or negligence will be assessed and captured from the payment method on file. RJ Site Pros will provide photographic documentation of any damage claimed. If damage costs exceed the deposit hold, the customer will be charged the difference on the payment method on file.

12. Customer Responsibilities

The customer agrees to:

• Ensure clear, unobstructed vehicle access at all scheduled drop-off and pickup times
• Load only permitted materials as defined in Section 4
• Not exceed the trailer’s manufacturer-rated maximum cargo weight
• Not move, tow, hitch, or relocate the trailer under any circumstances
• Not allow third parties to place prohibited materials in the trailer
• Notify RJ Site Pros immediately at (727) 293-4156 if the trailer is damaged, tipped, or structurally compromised while on their property
• Accept full responsibility for any damage to property resulting from requested non-standard trailer placement
• Keep the trailer covered with the provided tarp and ensure it is securely fastened at all times when materials are not actively being loaded. This is required to minimize neighbor complaints, prevent additional weight accumulation from rain, and maintain compliance with local municipal outdoor storage ordinances. Failure to keep the trailer covered may result in code enforcement action, for which the customer bears full responsibility under Section 18.

13. Indemnification

The customer agrees to indemnify and hold harmless RJ Site Pros, its owners, employees, and agents from any and all claims, damages, losses, fines, penalties, or expenses of any kind arising from: the customer’s use of the trailer; prohibited or undisclosed materials placed in the trailer by the customer or any third party; overloading of the trailer; misrepresentation of load contents; or any requested non-standard placement of the trailer.

14. Limitation of Liability

RJ Site Pros’ maximum liability to the customer under any circumstances is limited to the amount of the rental fee paid for the applicable rental period. RJ Site Pros is not liable for indirect, consequential, incidental, or punitive damages of any kind.

15. Legal Entity Disclosure

RJ Site Pros is a registered trade name (DBA) of Fermentaholics LLC, a Florida limited liability company. All rights, obligations, and liabilities under this agreement are those of Fermentaholics LLC operating as RJ Site Pros.

16. Governing Law and Dispute Resolution

This agreement is governed by the laws of the State of Florida. Any disputes arising from or related to this agreement shall be resolved in Pinellas County, Florida. The prevailing party in any legal action to enforce this agreement shall be entitled to recover reasonable attorney fees and court costs.

17. Entire Agreement

This agreement constitutes the entire agreement between the parties and supersedes all prior communications, representations, or agreements, whether written or oral. Any modification to this agreement must be made in writing and signed by both parties. If any provision of this agreement is found to be unenforceable, the remaining provisions remain in full force and effect.

18. Public Right-of-Way & Permitting Requirements

RJ Site Pros will only deploy, drop, or unhitch equipment on a public street, roadway, or municipal right-of-way if the customer has obtained and can display a valid, active temporary parking permit, Right-of-Way (ROW) permit, or equivalent authorization issued by the applicable local municipality prior to the scheduled drop-off time. The sole burden of researching, applying for, paying for, and securing any such permit rests entirely on the customer. RJ Site Pros will not delay or reschedule a delivery to allow time for permit procurement. If the customer requests placement on a public right-of-way without a valid permit in hand, RJ Site Pros reserves the right to refuse placement at that location. In that event, the rental fee is non-refundable and a $75.00 return trip fee will apply if a second delivery attempt is required. If the customer represents that a permit is in place and placement proceeds, the customer assumes 100% financial liability for all subsequent parking citations, code violations, towing costs, or impound fees, and authorizes RJ Site Pros to immediately charge the payment method on file for any such costs incurred. The customer agrees to indemnify and hold harmless RJ Site Pros from any fines, citations, towing costs, or penalties issued by any governmental authority arising from unpermitted or non-compliant placement of equipment on a public right-of-way.

19. Code Enforcement and Early Retrieval

In the event that a municipality, county, or Homeowners Association (HOA) issues a code violation notice, warning tag, citation, or order regarding the placement or presence of the trailer on or near the customer’s property, RJ Site Pros reserves the right to enter the property and immediately retrieve the trailer without advance notice in order to mitigate accruing fines, towing exposure, or legal liability. If early retrieval is required due to a municipal code violation, county ordinance, or HOA citation, the customer is not entitled to any refund or pro-rated credit for the remaining unused portion of the rental period. The customer is responsible for all fines, penalties, and associated costs incurred prior to retrieval. RJ Site Pros will make reasonable effort to notify the customer before or during retrieval, but is not required to obtain customer approval before removing the trailer when a code violation is in effect.

20. Compliance with Local Regulations and Association Rules

The customer assumes sole and absolute responsibility for ensuring that the placement, duration, and use of the trailer on the property fully complies with all applicable municipal ordinances, city codes, county laws, and private Homeowners Association (HOA) or neighborhood covenants. RJ Site Pros provides equipment solely at the direction and location designated by the customer. The customer certifies that they have verified the legality of the requested placement prior to delivery, and agrees to pay, defend, and hold RJ Site Pros harmless from any and all citations, fines, assessments, or legal actions levied by any government entity or association resulting from the trailer’s presence on the property, and authorizes RJ Site Pros to immediately charge the payment method on file for any such costs incurred.

This exhibit is provided for customer reference only. Disposal fees are set by the solid waste disposal facility and are subject to change without notice. The actual scale ticket amount at the time of disposal is always the governing charge, regardless of the rates listed below. RJ Site Pros passes all disposal fees through to the customer at cost with no markup.

How the Scale Works

• Your loaded trailer is weighed on arrival — this is the gross loaded weight
• RJ Site Pros disposes of your material
• The trailer is weighed again empty — this is the tare weight
• The difference between the two weights is your disposal weight
• The disposal fee is calculated on the disposal weight at the current per-ton rate

Example: if the loaded trailer weighs 5 tons and the empty trailer weighs 3.5 tons, the disposal weight is 1.5 tons. At $58.86 per ton, the dump fee would be $88.29.

Important Notes

• Concrete, brick, asphalt, dirt, sand, and soil require prior approval and may result in significantly higher disposal fees due to weight density
• The contractor surcharge may apply depending on load classification — RJ Site Pros will advise you at the time of booking if this applies
• Prohibited materials including tires, hazardous waste, liquids, and paints are not accepted at the disposal facility and will result in additional fees as outlined in Section 4
• Special handling fees apply to asbestos, sludge, boats, and treated lumber — contact RJ Site Pros before booking if your load may contain these items
